Commercial Real Estate Team Overview
PIMCO's Real Estate platform invests across a broad spectrum of real estate opportunities through a range of investment vehicles, including the PIMCO Real Estate Opportunities Fund (PREO) and the PIMCO Flexible Real Estate Income Fund (REFLX). The platform seeks to capitalize on market dislocations and create value through investments across property types, geographies, and the capital structure.
The U.S. Real Estate team invests across direct real estate, joint ventures, preferred equity, mezzanine financing, CMBS, and other real estate-related opportunities. Leveraging PIMCO's global platform, flexible capital base, and deep market relationships, the team pursues compelling risk-adjusted opportunities across sectors and market cycles.
This role will be instrumental in sourcing, underwriting, structuring, executing, and managing real estate equity investments on behalf of PREO, REFLX, and other PIMCO investment vehicles. This individual will work closely with senior investment professionals and portfolio managers while serving as a key interface with operating partners, borrowers, brokers, lenders, and third-party advisors.

RESPONSIBILITIES
Investment Sourcing & Origination
• Identify, source, and evaluate new investment opportunities across property sectors, markets, and capital structures.
• Develop and maintain relationships with owners, operators, developers, brokers, lenders, and industry participants to create differentiated deal flow.
• Originate off-market and negotiated transaction opportunities and represent PIMCO in the marketplace as a senior member of the investment team.
• Drive investment pipeline development and contribute to strategic investment themes and sector initiatives.
Underwriting & Investment Analysis
• Lead comprehensive underwriting and valuation analyses for direct acquisitions, developments, recapitalizations, joint ventures, structured equity investments, and portfolio transactions.
• Build, review, and challenge sophisticated financial models to assess returns, risk scenarios, capital structures, and sensitivities.
• Evaluate market fundamentals, business plans, leasing assumptions, operating strategies, development risks, and exit scenarios.
• Form independent investment views and make recommendations regarding transaction structure, risk mitigation, and portfolio fit.
Transaction Execution
• Lead all phases of transaction execution from initial screening through closing.
• Coordinate and oversee due diligence efforts, including legal, accounting, tax, environmental, engineering, title, leasing, and operational reviews.
• Structure and negotiate acquisition agreements, joint venture agreements, operating agreements, financing documents, and other key transaction documentation.
• Manage internal and external stakeholders to ensure efficient execution and successful transaction outcomes.
Portfolio & Asset Management
• Oversee the performance of assigned investments and actively participate in value creation initiatives.
• Partner with operating partners and asset managers to develop, refine, and execute business plans.
• Monitor investment performance relative to underwriting assumptions and identify opportunities to enhance returns or mitigate risks.
• Participate in financing, refinancing, recapitalization, hold/sell analyses, and disposition strategies.
Investment Committee & Strategic Leadership
• Lead the preparation and presentation of Investment Committee memoranda and recommendations.
• Present investment opportunities to senior management, portfolio managers, and investment committees.
• Contribute to portfolio construction discussions, capital allocation decisions, and market strategy formulation.
• Provide thought leadership regarding sector trends, market dynamics, and emerging opportunities.
Team Leadership & Mentorship
• Mentor and develop Associates and junior investment professionals.
• Review underwriting models, investment materials, and transaction analyses produced by junior team members.
• Foster a collaborative, high-performance team environment and serve as a role model for PIMCO's culture and values.
REQUIREMENTS
• 6-12 years of relevant experience in real estate private equity, acquisitions, investment management, real estate investment banking, or institutional real estate investing.
• Demonstrated experience leading the underwriting and execution of commercial real estate transactions.
• Strong understanding of property-level underwriting, portfolio analysis, market fundamentals, debt financing, and joint venture structures.
• Proven ability to manage transactions independently and coordinate multiple workstreams simultaneously.
• Established industry relationships and a history of generating actionable investment opportunities.
• Ability to independently lead transactions from origination through closing and ongoing asset management.
• Demonstrated success presenting investment recommendations to senior investment committees and executive stakeholders.
• Deep understanding of commercial real estate markets, investment strategies, capital markets, and portfolio construction.
Preferred Qualifications
• Experience investing across multiple property sectors, including industrial, multifamily, residential, hospitality, retail, and specialty asset classes.
• Background in core+ / NNN, value-add, opportunistic, and distressed investing strategies.
• MBA, CFA, CAIA, or other advanced professional designation preferred but not required.
• Strong academic credentials.
PIMCO follows a total compensation approach when rewarding employees which includes a base salary and a discretionary bonus. Base salary is the fixed component of compensation that is determined by core job responsibilities, relevant experience, internal level, and market factors. The discretionary bonus is used to award performance and therefore is determined by company, business, team, and individual performance.
Salary Range: $ 205,000.00 - $ 305,000.00
