Principal Duties and Responsibilities

Task will include but not be limited to:

• Perform preventive, corrective and reactive maintenance repair work on facility mechanical, electrical, plumbing and other installed systems, specialized equipment, and other components that support the base building infrastructure of the assigned facilities.
• Maintain, operate, and repair all systems and associated equipment, electrical distribution equipment, plumbing systems, fire life safety equipment, building interior/exterior repair.
• Study and become familiar with the various pieces of equipment and associated operations methods that are required to maintain a safe and healthy work environment within each facility. This includes building automation systems, fire / life safety systems, hazardous chemicals, and any other building related equipment.
• Perform assigned facility inspections and due diligence efforts, reporting on any conditions impacting satisfactory client occupancy and operations.
• Respond to customer inquiries in a timely and professional manner.
• Interact with external and internal customers with a positive demeanor and focus on customer satisfaction.
• Understand and work within the accounts Computerized Maintenance Management System.
• Comply with all company policies and procedures and performs other duties as assigned.
• Assist site with emergency situations (e.g., fire alarms, environmental spill, chemical spills, hazardous conditions) and take appropriate actions and escalate to upper management in a timely manner.
• Ensure compliance with JLL, OSHA, NFPA and other AHJ standards and requirements.
• Participate in incident investigations.
• Monitor work quality of outside contractors.
• Assist in Hazard Assessment annual reviews.
• Recognize danger and safety hazards; propose methods to eliminate them.
• Comply with policies for the safe storage, usage and disposal of hazardous materials.
• Perform duties with minimum supervision.
• Assist in the development of MOP, SOP & EOPs as required.
• Maintain a clean and safe workplace.
• Any and other duties and tasks assigned.

​Qualifications

• ·High school graduate or equivalent
• ·Trade school degree or certificate in mechanical, electrical, piping, plumbing or controls disciplines. Union certifications are acceptable.
• ·Minimum 5 years of industrial building operating experience in all aspects of building engineering with a strong background in the technical aspects
• ·Strong customer service orientation
• ·Good writing & communication skills
• ·Ability to use hand tools, power tools and perform electric, plumbing and carpentry tasks.
• .Must be able to utilize a smart phone to manage and track day-to-day operations, electronic work orders and email communication.
• .Ability to use basic computer programs. Word, Excel, Microsoft Office, PowerPoint
• Possess and maintain a valid state driver’s license.

• Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures.

Requirements
This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:

• Working in process chemical areas
• Confined spaces
• Working in adverse conditions (i.e., extreme cold, extreme hot)
• Lifting a minimum of 80 lbs.
• Climbing stairs and navigating rooftops to access equipment.
• Using ladders up to 30 ft and working from heights.
• Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
