Responsibilities
Oversee operational aspects of the property to protect and improve asset value, manage assigned staff including assigning work and supervision, implement preventive maintenance and repair programs, select and monitor contracted services, develop multi-year capital project plans, ensure compliance with building and safety codes, maintain safety and integrity of all building areas and systems, evaluate property needs and recommend improvements, oversee condition of key asset systems (HVAC, fire protection, plumbing, vertical transportation), ensure tenant compliance with lease maintenance requirements, manage insurance exposures, resolve operational and compliance challenges, perform regular site inspections, complete annual building systems inspection/testing, sustain peak efficiency operation levels, ensure expeditious completion of maintenance requests and turnovers, reinforce monthly staffing schedules for 24/7 coverage, work with Tenant Coordination to expedite space delivery.
